After more than 20 years of development, China's modern real estate appraisal industry has begun to take shape, ranking in the forefront of the appraisal industry in terms of institutions, personnel and business. Up to now, there are more than 5000 real estate appraisal institutions in China, including 595 first-class appraisal institutions; A total of 58000 people have obtained the qualification of real estate appraisers, of which 55000 are registered and more than 300000 are employed in the industry.
With the growth of the industry scale, the service ability and service level of real estate appraisal are constantly improving. Not only the three traditional appraisal businesses, such as real estate mortgage appraisal, housing expropriation appraisal and real estate judicial appraisal appraisal, are developing steadily, but also the emerging businesses, such as real estate consulting, are gradually recognized by customers. According to the performance statistics of China's real estate appraisal credit file system, in 2017, the average operating revenue of primary institutions was 2011 million yuan, up 16.8% year on year; The annual average income of the top 100 institutions was 54.9 million yuan, a year-on-year increase of 20%; The number of institutions with operating revenue exceeding 100 million yuan increased from 8 in 2016 to 12. In 2017, there were 1976 real estate mortgage appraisal projects, a year-on-year decrease of 12.95%; There were 83 real estate appraisal projects, with a year-on-year increase of 23.88%; 135 housing expropriation and appraisal projects, a year-on-year increase of 53.41%; There were 75 real estate consulting projects, with a year-on-year increase of 53.06%.
As an important part of modern service industry, real estate appraisal industry plays an important role in promoting the sustainable development of economy and society, which is closely related to the high-quality development of economy. Du Juan, President of China real estate University, said in his speech that the real estate appraisal industry plays a very important role in promoting fair real estate transactions, ensuring financial security, maintaining judicial justice, and ensuring social stability. Serving and promoting high-quality economic development is not only the requirement of the whole social and economic development, but also the development direction of the real estate appraisal industry. Real estate appraisal service should grasp the direction, serve the overall situation, take positive actions and make a difference.
To serve and promote high-quality economic development, real estate appraisal has great potential. One belt, one road initiative, the structural reform of supply side, the Rural Revitalization Strategy and the coordinated development strategy of the country, which are the key tasks of the national development around the high quality development, all need real estate appraisal services. If China's enterprises one belt, one road, the policy consultation and investment risk assessment service of the countries along the border area are needed. The transfer of collective land needs to evaluate the rural real estate; Regional coordinated development needs to provide real estate development and construction related system and policy consulting services. At the same time, the work of "comprehensively promoting the rule of law" and "preventing and controlling financial risks" puts forward higher requirements for the traditional appraisal business fields such as real estate judicial appraisal, housing expropriation, real estate mortgage, etc., and the breadth and depth of real estate appraisal will be further enhanced. For example, housing expropriation requires real estate appraisal to provide scheme planning before expropriation, relocation consultant during expropriation, and real estate appraisal services The whole process service such as construction scheme consultation after collection; Real estate mortgage not only needs pre mortgage assessment, but also needs collateral revaluation, post loan risk assessment and early warning services.
It is necessary to carry out real estate appraisal activities in accordance with the law to help high-quality economic development and realize self quality development. The asset appraisal method determines the principle of distinguishing the professional fields of appraisal, and makes it clear that the appraisal in the field of real estate is carried out by real estate appraisal institutions and registered real estate appraisers. At the same time, according to the assets appraisal law, urban real estate management law and administrative license law, real estate appraisal is the only national "admittance professional qualification" in the appraisal industry. Therefore, all real estate appraisal business, whether statutory or not, should be undertaken by registered real estate appraisers, and all real estate appraisal reports should be signed by registered real estate appraisers. Real estate appraisal institutions and real estate appraisers should know, understand and abide by the law, and carry out real estate appraisal business in accordance with the law.

Around the theme of the conference, keynote speeches and special forums were set up at the annual meeting. Representatives of real estate appraisal industry in the United States, Hong Kong and Taiwan of China, representatives of international well-known real estate consulting agencies, heads of well-known real estate appraisal agencies in mainland of China and relevant experts and scholars had wonderful views on relevant topics.
